Repair Services
Typical Interior Preparation:
-
Subcon
Painting Ltd. will remove furniture
and any other large objects. We ask that you remove small items
(i.e. china from china cabinets) or
items of value, both personal and
monetary. The homeowner is
responsible for removing curtains
and window blinds.

Once
everything has been moved we will
cover furniture with plastic and
floors with drop cloths or resin
paper.
-
We will
remove electric switch plates and outlet
covers.
-
Repair
drywall nail pops,
nail holes,
cracks and gouges.

Tape &
back-fill between trim and walls.
-
Prime
repair and stain areas.
-
Apply
first coat of finish paint.
-
After
proper dry time apply second coat of
finish paint.
-
Remove
tape and paper.
-
Re-install electric
switch plates and outlet covers.
-
Remove
floor and furniture covering.
-
Vacuum
the floor and clean work area.
-
Replace
furniture to original position.
-
Work
area is to be cleaned up and
organized at the end of each day.
Typical Exterior Preparation
-
Remove
downspouts and shutters.
-
Power
wash the area to be painted to
remove dirt, mildew and oxidation
(chalk). Once area has dried, clean
up paint chips. Wood surfaces are
washed less aggressively so as to
not damage the wood surfaces.

Use
masking paper and drop
cloths to protect surrounding areas,
landscaping, windows, etc.
-
Caulk
open
butt joints and seams in the
wood trim. Caulk open cracks in
stucco and concrete. (Does not
include hair-line cracks).
-
Hand-tool to remove paint and rust
scale back to a
solid edge.
-
Any
rotten or damaged wood will be
brought to your attention before
repairing it.

Prime
bare surfaces as required.
-
Apply
paint depending on the surface:
- Airless sprayer
- Brush and roller
- Spray and
back roll or brush
-
Sweep
and vacuum up paint chips and
debris.
-
Remove
masking paper and drop cloths.
-
Re-install downspouts and shutters.
-
Work
areas are to be cleaned up and
organized at the end of each day.
